might as well be worth it to ask East London theatres and so on if they have any unused rooms they don't need. that's how i set up mine.

If you could put in a small piece of time and work then you might rent a bigger space, segregate it up a bit and let out the rest. End up with your spot for free. If you rent an individual space in a warehouse plot then you are doubtless paying rent to the foot of a series of like 4 landlords!
