My housemates and I are moving to Stoke Newington in Sept. Need advice!

anybody live about the area? Things that we should know about it, if there are good places to go to, places to avoid, areas to particularly start looking for houses in...

I presuppose you're monied. I'm working in social housing in Hackney at the minute and if you have cash you'll be fine. The trains are a tad grim and slow, from Stoke Newington Station itself, nevertheless the area is very well served by buses and nighttime buses.

Stoke Newington round Church St and Newington Green are equally lovely areas, and you'll almost certainly want to live in the vicinity of those. There are a number of dodgy estates in Hackney, chiefly north of those areas about Stamford Hill, and close to Clapton to the east, but its not nearly as bad as it once was. You'll be safe wherever as long as you're sensible.

If you're not sure just check Google maps. Nice Victorian houses usually = gentrification.

Well, it's surprisingly diverse for a pretty small area. I'm over on the west side opposite Clissold Park and its pretty lovely - far off enough away from the main Church Street stretch to be quiet, but with a mass of pubs plus cages just a 10 minute stroll away.

Broadly speaking, the north and east side of Stokey is cheaper - on the north side bordering onto Stamford Hill it all goes a tad Orthodox Jewish, which can be a bit daunting at first, but is quiet and friendly. The east side nearby Clapton would maybe be described as 'up and coming', it's affordable, good transport connections and the common is a decent bit of green space.

Down in the region of Dalston on the south side is oh so trendy, but you'll pay for it. The 'main roads' are probably Church Street, which I coverd above and Stok Newington High Street which is stuffed with new bars and cages and whatnot by the week. It's a fantastic place to live - but you'll want to get used to overground / buses / cycling if you're not already!

All over the place to be honest. I scored an supreme bargain at 490 per month for a enormous space in a houseshare with enough room for split bedroom / couch plus studio area. But that's down to our landlord being incompetent. Otherwise, I'd say anyplace from 450 up to ??? depending on what you want.

I used to live on Stoke Newington Church Street for 2 years! It was fantastic, and for some reason our rent was really reduced even though we had one of the massive Victorian houses.

A bit shitty for means of transport - Finsbury Park and Manor House a 10 minute walk away.

How many of you are there looking for a place? I work in Stokey and I stay roughly 10/15 minutes up the road. My housemates and I are moving out at the end of August. We're in a three-bed and it's a pretty nice (and cheap) flat, so PM me if you like to know more regarding it.

Ditto jamez042 concerning it being highly connected. heaps of buses. And the trains are in fact pretty regular.

I love the area, tbh. There's a massive assortment of pubs and cafes (from greasy spoons/divey sorts to some really lavish places), there are nice independent shops (like craft places, bookshops, vintage clothes, etc). lots of things 'happening'/to get mixed up with, too - they just had Stoke Newington Literary Festival which was great.

Also, you don't need to live near Church St or in the pricey bits to get the most out of it (for one thing you'll pay through the nose if you do, for the reason that it's where all the yummy mummies settle).

Be ready for a lot of stray hipsters wandering up from Dalston, but you can laugh at their facial fuzz so its all good.

And make sure you go sit in the garden of The White Hart when the sun's out.

I believe I've been to The White Hart! If it's the pub I recall in Stoke, it was beyond doubt one of the loveliest fucking places I'd been to in London.
